SERVICE ROOM CONSTRUCTION

In accordance with the 2010 National Building Code of Canada, Article 3.6.2.1. and the National Building Code of Canada versions preceding it, this bulletin shall extend the provisions of NBCC Article 3.6.2.1 to also include service rooms and enclosures for building service equipment in crawl spaces, which do not necessarily contain fuel fired appliances, as well as those which contain fuel fired appliances, as referenced in sentence 3.6.2.1.1) in the 1995, 2005, and the 2010 codes. Therefore, a one-hour fire separation shall be provided around all service rooms, including mechanical rooms, electrical rooms, fan rooms, pump rooms, and also around enclosures for mechanical and electrical building service equipment in crawlspaces. The enclosure shall include the walls and ceiling of the service room or enclosure, and the floor where there is an occupancy below.

This requirement applies even if the service rooms and the entire floor area of the building are sprinklered throughout.
